Originally built in 1921, this cramped 1 bedroom 1,200 sqft workers cottage had endured years of neglect and illegal non-conforming additions which had stripped the bungalow of much of its original charm. Situated at the peak of a hill, and overlooking downtown Los Angeles and the San Gabriel mountains, the property had serious potential.
Purchased by an investor-occupant, the project brief called for putting this property’s hidden assets to good use; creating an expansive family home designed for entertaining — all on a tight budget to avoid overcapitalization — as the investor occupant would likely sell in a 5 year timeframe.
The resulting design created a split-level addition at the rear of the bungalow to mitigate height restrictions in this historic district; providing an additional 3 bedrooms, with plans for an optional 4th depending on resale conditions. At the ground floor, ample indoor/outdoor space for entertaining was provided (designed for up to 60+ guests), as well as unique and intimate spaces to set the home apart and restore a bit of its original charm; providing a sound return on investment.
